Baltimore Real Estate Firm Closes Sale of Historic Maryland Life Building

Brexton Commercial, a real estate services firm located in Baltimore, is pleased to announce the sale of the Maryland Life Building to local investment group, Acumen Capital LLC (the Buyer) for $901,000.

The Maryland Life Building is located downtown, just a short walk away from the Inner Harbor.

Leo McDermott, principal of Brexton Commercial, represented the Buyer during this transaction. The Seller, RREF II SB-MD BTB, LLC, was represented by Doug Kaufman of AGM Commercial Real Estate Advisors. 

“Acumen Capital is very pleased with this below-market purchase price and confident that this office building fills a niche in the downtown market for small office tenants wanting to be near the Courthouse and Inner Harbor,” says McDermott, who will also work on leasing the office building. Commercial Realty Management will manage the property. 

The 19,009-square-foot, mid-rise building was built in 1905. It was completely gutted and rehabilitated in 2007. 

The building maintains its historic charm and architectural details, including custom millwork, crown molding and high ceilings, as well as modern features like electronic access and security system. In addition, a vacant, fully furnished restaurant space is awaiting its next operator on the ground floor.

Current tenants include Courthouse Copy and Tech International, while the remaining 84 percent of the building is vacant. 

Office suites range from 362 to 1,630 square feet, with asking rental rates from $543 to $2,445 per month full service.
