One of the Largest Industrial Buildings in North Dade Sold

On Monday, October 2nd, Warehomes Precision LLC purchased a +/- 150,000 square foot industrial building in Palmetto Lakes from Precision Trading Corp. The property address is 15801 NW 49th Avenue in Miami, Florida. The Buyer is affiliated with Rok Acquisitions, one of the largest property owners in the Miami Central Business District. The Principals of Warehomes are Marcos and Jason Morjain, who have purchased over 15 industrial properties in the last few years. This was their second acquisition in the Palmetto Lakes submarket. Jason, the son in this highly successful father and son team said, “This property is a wonderful addition to our expanding portfolio of second-generation industrial and logistics properties across Southeast Florida. We will continue to pursue buildings with great attributes like this, which afford us the opportunity to reconfigure and upgrade existing conditions to high standards for credit tenant acquisition.” 

The Seller was represented by Lee Katsikos of The Katsikos Group and the Buyer was represented by Ted Konigsberg of Infinity Commercial Real Estate. Mr. Konigsberg stated, “This is not just another run of the mill dock high warehouse purchase, as buildings like this are few and far between in South Florida. The one-time home of Warner Brother’s printing, it has massive electric service, large air-conditioned assembly/high-tech manufacturing space and an easily divisible configuration. Rare IU-2 zoning means it could be home to a number of manufacturing and technology uses, not just basic logistics and warehousing.
