NewQuest Properties, Willis-Knighton Finalize Lease For Urgent-Care Facility in Camp Forbing Project

Willis-Knighton Health System has selected NewQuest Properties' Camp Forbing Town Center for its fifth Quick Care medical facility in the state, signing a long-term lease for a just-completed building in the 47-acre development in southern Louisiana.

The urgent-care facility is expected to open in the summer in the 203,868-sf lifestyle center at the intersection of Flournoy Lucas and Ellerbe roads, just 3.5 miles southeast of Willis-Knighton's top-ranked medical campus. Tenant finish-out on the 3,997-sf end-cap space will begin in the coming weeks.

Early in the development process, NewQuest had recognized the need to include a medical facility in Camp Forbing's tenant mix. "This long-term commitment is a real coup for our project. As we had thought, Camp Forbing is changing Shreveport's southern corridor," says Bob Conwell, vice president with the Houston-based developer.

NewQuest's newest building, totaling 22,581 sf, also will house Pita Pit, Paciugo, Rotolo's Pizzeria and Silver Star Grille. There is 7,491 sf of available space in the structure, which neighbors a 123,531-sf Kroger Marketplace, one of the driving forces behind the significant uptick in vehicular traffic at Camp Forbing in the past three months.

"Both parties have been proactively working since the fall to get this lease done. Quick Care is a perfect complement to the Kroger Marketplace, future YMCA facility and new restaurants, shops and retail coming soon to this center," adds Ashley Strickland, a NewQuest associate who works with Conwell on the project leasing.

Willis-Knighton is marking its 93rd year as a healthcare provider in the tri-state region. Its network has grown to four hospitals, one retirement community and four existing urgent-care centers with the fifth on the way at Camp Forbing. Willis-Knighton's Jim Elrod and Bill Sale of Sale Commercial Properties represented the healthcare system, one of the state's largest locally owned medical networks.

Camp Forbing Town Center is NewQuest's first development in Louisiana. Situated in the

Southern Trace neighborhood, the project was developed on part of a former campground built in the 1930s by the Young Men's Christian Association, now under construction on a new complex with a 44,000-sf programs' center and athletic fields on the remaining land. Camp Forbing Town Center, which opened last November, is a highly walk-able design featuring lighted sidewalks, boardwalk, gazebo and pond adjacent to the Y's new campus and set in a middle- to upper-class neighborhood that's literally been a retail desert until now.

NORTH TEXAS LEASE

Cellphone Trendz has leased 1,050 sf of retail space in North Tarrant Marketplace, located at the intersection of North Tarrant Parkway and Precinct Line Road, North Richland Hills, from NewQuest Properties. Josh Friedlander of NewQuest Properties represented the landlord. Jack Burgher of Streetwise Retail Advisors represented the tenant.

SOUTH TEXAS LEASE

PostNet TX 223 has leased 2,095 sf of retail space in Tomball Parkway Plaza, located at the intersection of Theis Road and TX 249, Tomball, from Tomball Plaza LLC. Brad Elmore and Austen Baldridge represented the landlord. Caroline Howell of NewQuest Properties and Josh Evans of Newmark Grubb Knight Frank represented the tenant.

LOUISIANA LEASE

Willis-Knighton Quick Care has leased 3,997 sf of retail space in Camp Forbing Town Center, located at the intersection of Flournoy Lucas and Ellerbe roads, Shreveport, LA, from NewQuest Properties. Bob Conwell and Ashley Strickland represented the landlord. Bill Sale of Sale Commercial Properties and Jim Elrod of Willis-Knighton represented the tenant.
